House clearance prices
Single room
Most booked
from
£180
A bedroom, garage or loft. Common after a bereavement or before a sale.
Flat or bungalow
from
£350
A one or two bedroom property cleared throughout, including kitchen and bathroom.
Two to three bed house
from
£550
A full house clearance. Usually a day, sometimes two if it’s a heavy load.
Full house and outbuildings
from
£850
House, garage, shed and garden. Priced after we’ve been to look.
What that price actually is. These are starting prices including the tip charges, which is the bit most quotes hide. The final figure depends on volume and how much of it is chargeable waste — we’ll tell you before we start, not after the van is loaded.
What moves the price up or down
How much is in there
Volume is the main driver. A photo or two of each room is usually enough for us to price it accurately.
What's actually being thrown
Furniture and general household goods are straightforward. Fridges, mattresses, paint and electricals carry separate disposal charges.
How much is reusable
Local Ayrshire moves are cheapest. Glasgow and Paisley add drive time. Cross-Scotland moves are usually a day rate.
Access and stairs
A ground floor flat with parking outside is quicker than a third floor tenement. It’s the carry that takes the time.
Whether you're sorting first
If you want to go through things yourself before we take anything, that’s completely fine — just tell us so we plan the day around it.
Garden and outbuildings
Sheds, garages and garden waste are often forgotten in quotes. Mention them and they’re in the price rather than an extra.

How a house move runs
You tell us the job
The property, roughly what's in it and your timescale. Photos help more than anything for clearance work.
We quote a fixed price
Including the tip fees. For full houses we'll come and look first so the number is right.
We agree how it runs
Whether you want to sort through things first, be there on the day, or leave us to it entirely.
We clear and dispose
Reusable goes to charity, recyclable gets recycled, the rest is disposed of properly with paperwork.

House clearance questions
How much does a house clearance cost?
Ours start at £180 for a single room, £350 for a flat, £550 for a two to three bed house, and larger properties are priced after a visit. Tip fees are inside those figures rather than added afterwards. The final price depends on volume and how much is chargeable waste.
What happens to everything you take?
Anything in usable condition goes to a local charity or reuse scheme. Recyclables are separated and recycled. Only what’s genuinely waste goes to the tip, and you get the waste transfer paperwork showing where it went.
Can you help with a bereavement or probate clearance?
Yes, and a good part of our clearance work is exactly that. We’ll work to whatever timescale you need, let you go through things at your own pace, and set aside anything you want kept without you having to watch us do it.
Are you licensed to carry waste?
Yes, we’re a registered waste carrier and you get the documentation. It matters: if an unlicensed firm flytips your rubbish, the liability can come back to you as the householder.
Do I need to be there on the day?
Not if you’d rather not be. Plenty of our clearances are done with a key and a phone call at the end. If you’d prefer to be there, that’s fine too.
