House removal prices
One-bedroom
Most booked
from
£280
Flat or small house, local move. Usually a single load and done inside half a day.
Two-bedroom
from
£420
The most common house move we do. A full day for most Ayrshire-to-Glasgow runs.
Three-bedroom
from
£600
Two crew and a bigger van. We’ll usually come and look first if there’s a lot of furniture.
Four-bed and up
from
£850
Priced individually after a survey. Larger homes vary too much for a list price.
What that price actually is. These are starting prices for local moves around North Ayrshire with straightforward access. Once we know the two postcodes, the stairs and roughly how much is going, we turn it into one fixed figure for your move — and that’s what you pay on the day.
What moves the price up or down
Property size and how full it is
A sparsely furnished three-bed can be a smaller job than a crammed two-bed. We’d rather see it than guess.
Stairs, lifts and parking
Tenement stairs and a long carry to the van add real time. Tell us and we build it in rather than discover it.
Distance between the addresses
Local Ayrshire moves are cheapest. Glasgow and Paisley add drive time. Cross-Scotland moves are usually a day rate.
Packing
We can pack for you, supply materials only, or leave it to you entirely. Each changes the price differently.
Time of year and day
Fridays and month-end are the busiest slots in removals. Midweek is easier to book and usually easier on the price.
Anything specialist
Pianos, safes, garden machinery and very large appliances need planning. Send photos and we’ll tell you straight.

Wrapped, loaded and placed where you want it. We check you're happy before we leave, and follow up after.

House removal questions
How much do house removals cost?
Ours start at £280 for a one-bedroom local move, £420 for a two-bed, £600 for a three-bed, and larger homes are priced after a survey. The figure depends on how much is going, the access at both ends and the distance. Once we’ve asked about those, you get one fixed price rather than an hourly rate.
Do you charge by the hour or for the job?
For the job. Hourly billing on a house move puts the risk on you — if the day runs long, you pay for it. We price the move as a whole so a slow day is our problem, not yours.
Will you pack for me?
We can pack everything, supply boxes and materials for you to do it yourself, or anything in between. It’s quoted separately so you can see exactly what it adds and decide.
Do you dismantle and reassemble furniture?
Yes, for beds, wardrobes and tables. Mention it when you book so we bring the right tools and allow the time in your slot.
How far ahead should I book?
Two to three weeks for a Friday or month-end date, since those go first. Midweek we can often manage much shorter notice. Ring and ask either way — it costs nothing.
